This is a very nice one bedroom apartment with hallway, matrimonial bedroom, bathroom with bathtub and shower , large and sunny living room with a fold out double sofa-bed for a total of 2+2 sleeps. Peculiarities of this apartment are a beautiful view onto a garden right off the living room and its quietness and peacefulness.

The booking deposit usually within the 10 % and the 30 % of the total rental cost of your stay will be charged through all major Credit Cards thanks to the Secure Pay Pal System enabled on Firenze Lodging to secure your reservation.
- Balance will be paid upon arrival and by Cash, Credit Card (Visa, MasterCard), wire transfer by the month..
- According to Italian laws a tourist rental contract might needed to be signed at check in, please bring with you a copy of your passport to give to the owner to take care of any formal requirement.
- Registration expenses are 2% on the total rental costs plus 30 € in official stamps.
Cancellation Policy
- Booking deposit is NOT refundable.

- Check In is from 3 pm until 6 pm
- Check out is by 11 am
- Different arrival time can be arranged and communicated by e mail at lest 15 days prior arrival date , but exact time must be advised at least one week prior check in.
- In case of late arrival without notice after 10 pm a 80 Euro fee will be applied.
- This property does not offer reception services or 24 h check in facilities.

We thoroughly enjoyed the Orto I apartment at 31 via Dellorto. The apartment faces south and is bathed in sunlight the whole day. The large queen bed is most comfortable; the linens were exceptional. The wifi internet connection was so helpful to us as we were trying to stay in touch with family and business back home in Canada.
We really liked staying in the non-touristy area in the real Florence yet it was only a quick walk across the bridge to museums and all the attractions.
We did not figure out the washing machine but neither did we understand the one in our apartment in Rome. North Americans will eventually catch up. Thank you for trying to explain it to us.
We would recommend this lodging to any visitor to Florence who wishes an original and economical experience.

Hi Francesca,
We have had a great time so far in Firenze. It is a really fun place and we've really enjoyed it. The weather got a lot better! The view from the window is lovely as well, and we really like the bathroom!
It's also been great to have a good sized wardrobe and internet access.
The only feedback I'd mention is that the tenants upstairs kept us awake until after 12:30 last night as they were wearing shoes in the apartment and walking around a LOT (and dropping things on the floor etc.). As they have a wooden floor it was VERY loud and we could not sleep. However, I went upstairs and asked them to remove their shoes and told them what the problem was. They were apologetic and told us they were just going out to a party. You might ask them to remove their shoes when they are home in the evening (after 10pm) and then it should be ok for future guests. It was just difficult as I had an early start for work this morning and we didn't get much sleep!
Other than that the apartment has been just perfect, and the location is great. Everything has worked with no problem. We've really enjoyed it and we thank you for our stay. We have bought train tickets for Sunday morning at 11am so will be gone by 10.00. We'll probably walk unless it's raining.

The Orto 1 apartment at Via dell’Orto 31 in the San Frediano district of the Oltrarno area, south of the Arno, was a wonderful place to call home during our week in Florence in May 2009.
We walked everywhere, never more than 10 minutes away from something unique and fascinating, taking different bridges over the river each day. But in the evening, it was such a pleasure to get away from the crowds and walk the quiet back streets around our apartment in a real local neighborhood.
A great bakery two blocks away, lots of inviting small storefronts, a market a few blocks down for necessities, and plenty of reasonably priced places to eat with excellent food, friendly people, and good vibes.
Lorenzo met us at the apartment and immediately made us feel welcome. He had made up a neighborhood map showing us where everything was, recommending a few local restaurants, and then he gave us a complete tour of the apartment, which was even better than the beautiful internet photos can possibly show.
There was LOTS of closet space in the Bedroom, with a bed that was unbelievably comfortable. A totally modern, spacious Bathroom featured a shower with terrific water pressure and plenty of hot water.
And then there was the large, attractive, wide-open combination Living Room/Kitchen filled with natural light overlooking red rooftops and a green garden with trees.
Peaceful, comfortable, and very quiet.
So wake up at Via dell’Orto 31, wander around Florence, have some gelato at Grom, picnic on schiacchiata at Forno di Ivana Bruschi, pickup chocolates at Vestri, munch on salads at Enoteca Baldovino, walk back across the Arno on the bridge of your choice to the quiet streets of San Frediano, take a cool refreshing shower, and then go out after dark for a dinner outside at Osteria Santo Spirito.
Then take a leisurely stroll back to your home away from home at Via dell’Orto 31. Can’t think of a better place to stay in Florence.
