seasonsFlorence is well known for being one of the main tourist attractions in the world with tourists and non coming during all times of the year to admire the city and it’s Art.

Florence isn’t mountain where you need to wait for winter to go skiing or summer for hiking, isn’t the beach and no reasons to wait until is hot to go swimming or tanning, this makes common sense.

What apparently does not make much sense to some of my property owners is that throwing up a dozen of seasons in their rental listing prices is a bad idea that confuses client’s and push them to skip to simpler and easier to consult listings.

This is a not too good example of rates…

It’s pointless to confuse clients with lots of seasons from low, to medium, to special, to weekend, to high, to very high.  It really looks like you are promoting rates for a cell phone! We all know how irritating is going through complicated stuff, when you are searching places for your next vacation what you don’t want to find is complications.

If you accept a little advice of mine keep rates as simple as possible.  Especially for apartments one year round rate is sufficient but, if you are really giving a sensible discount and you want to benefit from low and high season rates  you can follow this simple schema.

This is a little better example of rates…

* I will grant you that July and August are very hot months and we don’t see as many tourists.  You can always make discounts without pushing too many seasons in your listing.

Happy season editing and consulting 🙂
